Red Flags When Hiring a Builder

Here are the top red flags to keep an eye out for when hiring a builder.

They Are Eager To Start & Receive Payment

If you feel like someone is rushing the process and not answering your questions thoroughly, consider it a major red flag.

Some builders may push to get the contract signed quickly so they can start working, but this can leave you feeling uneasy.

Take your time and ensure you have clear, detailed answers to all your questions before moving forward. It's essential that you feel completely comfortable with the process.

Reduces Their Rate Just to Book The Job

Although it’s great if somebody wants to offer you a discount if they’re constantly reducing their quote from the original price, this is a huge red flag!

Sometimes, paying slightly more for a service is the best route as you’ll get better results and you won’t find the builder cutting costs.

They Haven’t Done Similar Projects

When looking for a builder, find someone who fully understands the scope of your project and has experience with similar builds.

A reputable builder should have a solid portfolio of past work to showcase. If they have little to no work to show, it’s a major red flag. You don’t want to trust your home to someone without proven experience.

Green Flags When Hiring a Builder

Now you know the red flags to keep in mind,  here are the green flags to look for.

They Have Clear Communication

Builders that go out of their way to make sure that you understand everything and answer any questions of the builders that you want to work with.

They should be able to explain everything in simple terms and not use any unnecessary jargon that could confuse you.

They Have References From Previous Projects

If a builder can reference past projects and provide client testimonials or reviews, that's a huge green flag.

Look for signs that they consistently complete projects on time and within budget.

A strong track record of satisfied clients is a great indicator of reliability and professionalism.

They Can Provide a Realistic Schedule

A builder who can provide a clear and structured schedule outlining the scope and duration of the project is a great sign.

Whilst unexpected delays can happen, a reliable builder will give you a realistic timeframe so you have a clear understanding of how long the project should take.

This shows organisation, experience, and a commitment to keeping the process as smooth as possible.

They Offer To Take You To Previous Projects

If they offered to take you to previous projects this is a huge green flag.

You’ll be able to see their work up close and get to know the builder more during this process.

Although it’s not essential that you absolutely need to have a really great relationship with your builder, it is a good sign if you can easily get along with them because then you’ll be comfortable enough to ask any questions.
